What's the difference between a Level 2 and a Level 3 survey?
A RICS Level 2 Homebuyer Report suits conventional, modern homes in reasonable condition, giving traffic-light condition ratings and flagging significant defects. A RICS Level 3 Building Survey is a deeper, detailed inspection for older, larger, altered or unusual properties, explaining the cause of defects and the repairs likely needed.
How much does a house survey cost in London?
At Flettons, a RICS Level 2 Homebuyer Report starts from £450, a Level 3 Building Survey from £550, a Level 3+ Building Survey from £850, and a drone roof survey from £399. The exact price depends on the property's size, type and location – enter your details for an instant, tailored quote.
Which RICS survey do I need?
Choose a Level 2 Homebuyer Report for a modern, conventional property in reasonable condition; a Level 3 Building Survey for an older, extended, larger or non-standard home; and a Level 3+ where you want the most thorough analysis. If you're unsure, we'll advise based on the property.
Is a homebuyer survey worth it?
Yes – a RICS survey routinely pays for itself. Identifying defects before you buy gives you the facts to renegotiate the price, budget for repairs, or walk away from a costly mistake. For a few hundred pounds it protects what is usually your largest single investment.
What's the difference between a survey and a mortgage valuation?
They're not the same. A mortgage valuation is carried out for the lender to confirm the property is worth what they're lending – it is not an assessment of condition. A RICS survey is for you, the buyer, and assesses the property's actual condition and defects.
How long does a survey take and when do I get the report?
Turnaround depends on the survey level: a Level 2 Homebuyer Report is typically ready in around 5 working days and a Level 3 Building Survey in around 10 working days. You'll also receive an email summary of the key findings within 24 hours of the inspection, and we keep you updated by email and SMS throughout.
Do I need a survey on a period or non-standard property?
Yes – older, listed, timber-framed, concrete or otherwise non-standard properties carry a higher risk of hidden defects, so a Level 3 Building Survey (or Level 3+) is strongly recommended. Flettons has particular expertise in period and non-standard construction.
What is a Level 3+ survey or a drone roof survey?
A Level 3+ is our most thorough building survey, extending the standard Level 3 for complex or high-value properties. A drone roof survey uses high-resolution aerial imagery to inspect roofs that can't be safely or closely reached, from £399 – capturing detail a ground inspection would miss.
