Buy with confidence.
Our most detailed structural survey — a thorough inspection of a property’s construction and condition, in plain English, ideal for older, larger or altered homes.

What a Level 3 Building Survey inspects
A thorough inspection of the structure, fabric and services — with clear advice on condition and the repairs that matter.
The Level 3 Building Survey
The Level 3 (Building) Survey is our most comprehensive RICS survey — a detailed inspection of a property’s construction and condition. It’s the right choice for older, larger, altered or unusual properties, or any home where you want the fullest picture before you buy.
We examine the structure, fabric and services in depth, explaining defects, their likely causes and the repairs they need.
Who the Level 3 survey suits
Ideal for period homes, properties that have been extended or altered, or buildings in variable condition. If you’re planning works or want maximum reassurance, this is the survey to choose.
For a conventional, modern home in reasonable condition, a Level 2 Homebuyer Survey may be all you need — we’re happy to advise.
What your report gives you
We inspect the structure, fabric and services in depth — then explain what we found, what it means, and what to do next.
You’ll also receive an email summary within 48 hours of the inspection, and you can always speak to your surveyor directly.
Defects & their causes. We report on defects and the most likely cause for each one we find.
How to put it right. We explain how to fix it — and what could happen if you don’t.
Who to call. We recommend where to find suitable contractors to carry out the work.
Clear & photo-rich. Detailed, photo-rich and easy to understand, written in plain English.
Traffic-light ratings. Every defect is rated with our simple traffic-light system, so priorities are clear.

Level 3 Building Survey – frequently asked questions
What is a RICS Level 3 Building Survey?
A RICS Level 3 Building Survey (formerly a Full Structural Survey) is the most detailed standard survey. It's a thorough inspection suited to older, larger, altered or unusual properties, describing defects, their likely cause, and the repairs and maintenance needed.
How much does a Level 3 Building Survey cost?
At Flettons, a RICS Level 3 Building Survey starts from £550. The exact price depends on the property's size, type, age and location – enter your details for an instant, tailored quote.
What does a Level 3 Building Survey include?
It is an in-depth inspection of the accessible parts of the property, describing the condition of each element, identifying defects and their likely cause, assessing structural movement and dampness, and setting out the repairs and ongoing maintenance required.
Level 2 or Level 3 – which do I need?
Choose a Level 2 Homebuyer Report for a modern, conventional property in reasonable condition, and a Level 3 Building Survey for an older, extended, larger or non-standard home. If you're unsure, we'll advise based on the property.
Do I need a Level 3 survey on a period or non-standard property?
Yes – older, listed, timber-framed, concrete or otherwise non-standard properties carry a higher risk of hidden defects, so a Level 3 Building Survey is strongly recommended. Flettons has particular expertise in period and non-standard construction.
How long does a Level 3 survey take and when do I get the report?
A Level 3 Building Survey is typically ready in around 10 working days, with an email summary of the key findings within 24 hours of the inspection. We keep you updated by email and SMS throughout.
Does a Level 3 survey include a valuation?
A Level 3 Building Survey focuses on the condition of the property. It is not the same as a mortgage valuation, which is carried out for the lender. If you need a market valuation, ask us and we'll advise.
Is a Level 3 Building Survey worth it?
Yes – for the right property it routinely pays for itself, giving you the facts to renegotiate, budget for repairs, or walk away. It protects what is usually your largest single investment.
