Where the risk concentrates
The boundaries of a Level 2 survey are where buyer risk is most acute. These are the areas buyers most often assume were thoroughly checked — and where the scope says otherwise.
Loft and roof structure
Inspected only if safe, practical access exists on the day. A small hatch, no ladder, or a loft full of stored belongings can mean no inspection at all — leaving the roof structure, insulation and any timber decay unassessed.

Services — plumbing, electrics, gas and heating
No survey level tests services. The surveyor comments on what is visible — consumer unit age, visible pipework, boiler flue — so concealed leaks, outdated wiring and faulty heating systems remain a risk unless specialist checks are commissioned. Is a Level 3 survey the same as a full structural survey?
Effectively yes — “full structural survey” is the old name for what the RICS Home Survey Standard now calls a Level 3 Building Survey. Despite the name, it is still a visual inspection: it analyses structure in depth but does not open up the building fabric.
Can I upgrade from Level 2 to Level 3 after booking?
Usually yes, provided the inspection has not yet taken place — contact the surveyor as early as possible. Upgrading beforehand is far cheaper than commissioning a second, deeper inspection after a Level 2 raises questions it cannot answer.
Does a survey include a valuation?
