Not sure which RICS survey you need? In short: a Level 2 Homebuyer Report suits modern, conventional homes in reasonable condition; a Level 3 Building Survey is for older, larger, altered or unusual properties; and a Level 3+ gives the deepest analysis for complex or high-value homes. A drone roof survey covers roofs that can’t be safely reached.

Choosing a survey level – frequently asked questions

What's the difference between a Level 2 and a Level 3 survey?

A RICS Level 2 Homebuyer Report suits conventional, modern homes in reasonable condition, giving condition ratings and flagging significant defects. A RICS Level 3 Building Survey is a deeper inspection for older, larger, altered or unusual properties, explaining the cause of defects and the repairs needed.

Which RICS survey do I need?

Choose a Level 2 Homebuyer Report for a modern, conventional property in reasonable condition; a Level 3 Building Survey for an older, extended, larger or non-standard home; and a Level 3+ where you want the most thorough analysis. If you're unsure, we'll advise.

What is a Level 3+ survey?

Level 3+ is Flettons' most thorough building survey, extending the standard Level 3 with additional detail and analysis for complex, period or high-value properties.

How much does each survey cost?

A Level 2 Homebuyer Report starts from £450, a Level 3 Building Survey from £550, a Level 3+ from £850, and a drone roof survey from £399. You get an instant, tailored quote for your property.

Is a Level 2 survey enough for an older house?

Usually not – older, larger or altered homes carry a higher risk of hidden defects and are better suited to a Level 3 Building Survey, which investigates the cause of problems in detail.

What's the difference between a survey and a mortgage valuation?

A mortgage valuation is carried out for the lender to confirm the property is worth what they are lending – it is not an assessment of condition. A RICS survey is for you, the buyer, and assesses the actual condition and defects.

Can I upgrade from a Level 2 to a Level 3 survey?

Yes. If you're unsure which level is right, tell us about the property and we'll recommend the most suitable survey before you book.

Is a homebuyer survey worth it?

Yes – identifying defects before you buy gives you the facts to renegotiate the price, budget for repairs, or walk away from a costly mistake. It protects what is usually your largest single investment.
