The Level 3 Building Survey

The Level 3 (Building) Survey is our most comprehensive RICS survey — a detailed inspection of a property’s construction and condition. It’s the right choice for older, larger, altered or unusual properties, or any home where you want the fullest picture before you buy.

We examine the structure, fabric and services in depth, explaining defects, their likely causes and the repairs they need.

Ideal for period homes, properties that have been extended or altered, or buildings in variable condition. If you’re planning works or want maximum reassurance, this is the survey to choose.

For a conventional, modern home in reasonable condition, a Level 2 Homebuyer Survey may be all you need — we’re happy to advise.

Level 2 or Level 3 – which do I need?

Choose a Level 2 Homebuyer Report for a modern, conventional property in reasonable condition, and a Level 3 Building Survey for an older, extended, larger or non-standard home. If you're unsure, we'll advise based on the property.

Do I need a Level 3 survey on a period or non-standard property?

Yes – older, listed, timber-framed, concrete or otherwise non-standard properties carry a higher risk of hidden defects, so a Level 3 Building Survey is strongly recommended. Flettons has particular expertise in period and non-standard construction.

How long does a Level 3 survey take and when do I get the report?
